A stain on the ceiling is rarely under the stain. We trace it before we open anything up.
We fix the part that failed
Not the whole fixture, unless the whole fixture is the problem. If a repair is a poor value, we say so.
We carry the common parts
Cartridges, fill valves, supply lines, shut-offs and fittings are on the truck, so most repairs finish on the first visit.
We test under pressure
Water on, everything cycled, joints checked, then cleaned up. You should not have to test our work for us.

The repair is easy. The old valve behind it is the surprise.
A lot of the homes we work in were built between the 1950s and the 1990s. That means galvanized or early copper supply lines, original shut-offs, and fixtures that have been repaired a few times already. The repair is often simple; the surprise is usually the old valve behind it that crumbles when touched.
We plan for that. Where a valve is past saving, we replace it while we are there so the next repair does not need one.
